All too many times these trailers are neglected to the point they fail when they are needed most.  One thing most people don't realize is that cargo trailers almost always have non-radial tires on them.  Therefore without moving them at least quarterly these tires often get flat spotted or out of round.  Also, the rubber tends to get brittle when not flexed and the sun's uv rays further deteriorate them.
 
Brakes: one more thing that needs exercised.  Brakes tend to rust in place or worse actuate one time and don't retract because of a build up of rust.  Most emergency brake batteries lose their charge in as little as 6 months. 
 
Axle bearings:  When bearings sit, they get warm every day and cool every night.  Condensation forms and over time breaks down the grease.  Even re-greasing through the bearing buddies does not remove the moisture and over time the bearings, races, and axels get pitted.  
   
Lights:  Imagine causing a fender bender on the way to a disaster area because one or more of your turn signals or brake lights aren't working.
 
General items:  Doors stick, hitch parts stick and corrode.  Wiring corrodes, roof vents crack and leak.  Water leaks cause mold to grow.
